I receive some calls lately from some of my clients that want to know if their houses had been building using Chinese Drywall. I just want to post the information that my Company Century21 City Real Estate had posted just a couple of days ago and I want to share wit all of you.

Because the problems with Chinese drywall and its area usage locations are being newly discovered as of this writing, information is sketchy at this time. However, this is what we know so far.

It is currently under testing and investigation by the Health Department and the Environmental Protection Agency. Effects are yet unknown.

Signs to look for before testing:

1- Four sulfur smell of rotten eggs or dead fish in the house

2- Cooper pipes are pitted (not tarnished). Run you finger over them - you will feel bumps

3 - Copper wiring pitted (don't touch wiring).

4 - Sterling silver is pitted (not tarnished). Again run your finger over it.

5 - Coils in the a/c system are fairly new but have been replaced due to corrosion.

6 - Go into the attic and clear away the insulation from an area of the sheetrock which is your ceiling in the rooms below. See if it's stamped 'Made in China".

The City of Coral Springs has been approved to receive over $3M in emergency assistance from de Department of Housing and Urban Development (HUD) thought the Community Development Block (CDBG) Grant Neighborhood Stabilization Program.

The purpose of the program is to facilitate the purchase and rehabilitation of foreclosed and abandoned properties that might otherwise become sources of abandonment and blight within the community.

This program is a Down Payment Assistance Principal Interest Buy Down Program. Funds are also set aside to assist qualified individuals with rehabilitating NSP assisted property. This program is available to eligible applicants who do not currently own any property. Eligible applicants do not have to be first-time homeowners and must meet income criteria set forth by HUD.

SALES IN CORAL SPRINGS FL. FROM JULY 1ST TO TODAY AUGUST 28-2007

129 Single Family Homes has been sold since July 1st to today August 28,2007 in Coral Springs, and there are another 107 on Pending status. There are over 1,000 Family Homes for sale still in this City, but at least the summer had been a good time for the Home Market.

The Condos and Townhomes has been slower with 40 properties sold in the same period of time and there are 1,072 for sale on the MLS.

Even in this dificult time for the Real Estate Industry, most of the time I believe that if the property is listed at the right price, may be a little longer in the Market, but will Sell.

EL MERCADO INMOBILIARIO EN EL SUR ESTE DE FLORIDA

A menudo hay clientes que me llaman y me preguntan si es este un buen momento para comprar casas o apartamentos en el Sur de la Forida, en los Condados de Dade y Broward.

Sin duda este es un gran momento debido a la cantidad de buenas ofertas que hay en el mercado. Si desea comprar un apartamento en la playa tanto sea en Miami Beach o en el area de Fort Lauderdale, en estos momentos hay mucho donde elegir, de la misma manera si esta interesado en adquirir casas, el mercado Inmobiliario tambien ofrece tremendas oportunidades actualmente.

Entiendo las dudas de los compradores, hay quien cree que el mercado va a seguir bajando y prefieren esperar algo mas, pero al mismo tiempo los intereses hipotecarios tambien pueden ir subiendo, no creo que lo hagan de una forma brusca pero actualmente estan alrededor del 7% dependiendo del credito de cada persona.

Debido al fuerte flujo de inversores en el mercado Inmobiliario en todos los Estados de la Union,entre los años 2002-2005 se construyeron mas viviendas de las que verdaderamente se necesitan, y muchos de estos inversores se ven en estos momentos atrapados con una Hipoteca la cual se les hace muy dificil pagar y estan buscando desesperadamente compradores. Otros desean vender porque desean mudarse a otros Estados, pero lo cierto como les digo es que la abundancia de propiedades en el mercado Inmobiliario es descomunal y no hay ninguna duda que es no es solo un buen momento sino un EXCELENTE momento para comprar.

Soy ciudadano Español con residencia permanente en EEUU y repasando el mercado Inmobiliario en my pais España, no hay duda de que los precios por metro cuadrado son mas baratos en la Costa Este de Florida que en la Costa del Sol por ejemplo.
